    Zen Garden Homes LTD is a property deal sourcing company that connects investors with property opportunities, including but not limited to Houses of Multiple Occupation (HMO), Buy-to-Let (BTL), Rent-to-Rent (R2R), and other property types. We act as intermediaries between investors and property deals, ensuring compliance with UK regulations, including Anti-Money Laundering (AML) checks. We also protect your data in accordance with the Information Commissioner’s Office (ICO) and adhere to Property Redress Scheme (PRS) standards for handling complaints.
  3. Engagement of Services
    3.1. By engaging our services, you agree to provide accurate and up-to-date information necessary for us to perform our services effectively.
    3.2. Zen Garden Homes LTD reserves the right to refuse services at our discretion, particularly if compliance checks (e.g., AML) are not satisfactorily completed.
    3.3. Our services are subject to availability and the successful completion of due diligence checks.
  4. Non-Disclosure and Confidentiality
    4.1. You agree to keep all information provided by Zen Garden Homes LTD strictly confidential.
    4.2. You shall not disclose any information about properties, deals, or contacts provided by Zen Garden Homes LTD to third parties without our explicit written consent.
    4.3. All parties may be required to sign a Non-Disclosure Agreement (NDA) prior to the disclosure of sensitive or proprietary information.
  5. Non-Competition and Non-Circumvention
    5.1. You agree not to bypass Zen Garden Homes LTD in any property deal that we have introduced to you, either directly or indirectly.
    5.2. You shall not engage in any business activities that compete directly with Zen Garden Homes LTD within twelve (12) months following the conclusion of any engagement with us.
    5.3. You shall not attempt to circumvent, negotiate, or complete any transaction with any party introduced by Zen Garden Homes LTD without our involvement. Any such actions will be deemed a breach of this agreement and may result in legal action.
  6. Fees and Payment
    6.1. Our fees will be discussed and agreed upon in writing prior to engagement. All fees are subject to VAT at the applicable rate.
    6.2. Payment terms will be specified in the specific engagement letter or contract signed by the parties. Failure to comply with the payment terms may result in the suspension of our services.
  7. Compliance and Legal Obligations

    7.2. We reserve the right to terminate our engagement if compliance checks are not satisfactorily met or if we suspect fraudulent activity.
